INNOVATIVE COMMERCIAL INVESTMENT

JTM Ventures is a commercial real estate investment group focused on acquiring value-add and distressed properties.  Our original core business area was New Jersey residential properties.  In 2020, we transitioned to multi-tenanted retail and small bay industrial properties.  We seek to acquire value add assets.

 

Each property is meticulously analyzed by a team of experienced professionals.  This enables us to generate attractive risk-adjusted returns with upside potential through capital appreciation or repositioning of the asset.  Our attention to detail and emphasis on quality has helped us to build a reputation of integrity and success.

 

We strive to discover what is important to property owners and formulate unique strategies to exceed expectations.  This enables us to reach mutually beneficial results for both our sellers and us.

INVESTMENT PHILOSOPHY DOCTRINE APPROACH

​We concentrate on acquiring value add properties.  We look for properties that have been mismanaged or forgotten, properties with under market rents, or properties that offer vacancy. 

 

We create value through lease up and revitalization efforts including updating monument signs, resurfacing parking lots, demising larger units, and TI allowances.
